Why can a sealed crawl space not just be dried out?
Because the seal works both ways. The liner that keeps ground moisture out also keeps standing water in, and the insulation fixed to the walls holds it against the structure. Equipment set in the crawl dries the framing, but the liner and insulation are removed and replaced rather than returned to service.
The leak is under the house. Does that make it cheaper than one upstairs?
Not necessarily. There is no finished flooring to replace, which helps, but access is poor, the equipment has to be set and monitored in a confined space, and saturated encapsulation materials are all removal. Ask for the crawl work as its own figure rather than as part of the house total.
What does a newer house change about the two halves of the bill?
It usually shrinks the mitigation figure and grows the rebuild. Modern framing and drywall give moisture up readily, so equipment days are fewer, but the finishes that came out are replaced at current prices and to whatever specification is chosen.
