The beams got wet. Do they have to come out?
Almost never, and that is worth knowing early. Solid structural timber dries, slowly, and it is usually monitored rather than removed. That extends the job and the visit count while keeping it out of the rebuild figure entirely, which is nearly always the cheaper of the two outcomes.
Can the drying area be reduced to save money?
Sometimes, by building temporary containment rather than by using fewer machines. Sealing off part of an open plan with sheeting shrinks the volume the equipment has to hold, and the containment costs less than the extra units would. Ask whether the estimate assumes containment or simply more equipment.
