Why did the estimate go up once the wall was opened?
Because the first figure was written from the outside of an assembly nobody had seen. In owner-finished space the construction behind the drywall is frequently not what a builder would have used, and correcting what is found is a different job from replacing what was there. Ask what the original estimate assumed.
Does the work have to go back better than it was?
In practice, usually yes, because a contractor will not reinstate something that caused or worsened the loss. That is an improvement rather than a repair and is generally the homeowner's own cost. Ask for the upgrade and the like-for-like replacement as two separate figures so the choice is visible.
The bottom of the wall is wet but the floor reads dry. Why?
