Why is the rebuild figure so much larger than the drying figure?
Because drying is priced by machines and days and rebuilding is priced by what was there. A below-grade room finished with built-in millwork and a specialist floor costs a great deal more to reinstate than the same area in builder-standard drywall and carpet, even though both dry at the same rate.
Can custom millwork be dried and kept?
Sometimes, and it is worth asking specifically. Solid timber cabinetry can often be dried in place or removed and dried; anything built on particleboard or MDF cannot, because those swell irreversibly. The answer decides a large part of the total, so ask which of the two is in the room.
What should be agreed before the rebuild starts?
What standard it is priced to. Reinstating a specialist finish and installing a builder-standard equivalent are different jobs at very different prices, and an estimate that does not say which it assumes cannot be compared. Agree the specification in writing before the work rather than at the end.
