What it is

Water arriving through a ceiling from a failure above - a supply line, a waste line, an appliance on an upper floor, or a roof. Ceilings hide the size of the loss better than any other assembly, which is what makes them expensive to price accurately.

When it is needed

At the first stain, sag or drip. The visible mark is the low point where water collected, not where it entered, so the wet area is nearly always larger than the stain and sometimes on a different plane entirely.

What it typically involves

The source is traced, relief cuts are made where water is pooling above the board, and insulation in the affected bays is checked because saturated fibrous insulation is removal rather than drying. Cost turns on how much of the cavity is wet and how much of the ceiling has to come down to reach it - which is why a ceiling estimate written without opening anything carries the widest assumptions of any water loss.
